FACTS:

Monica cottage while she was an unmarried woman. She met, fell in love with, and later lived

with her "life partner" (but not legally married spouse) Pat Pendens. (Pat "adopted" Liz's last name after their

relationship "got serious," both to honor Liz and to replace the last name -

Tently-Absurd - she had hated all while growing up.)

Eventually, Liz and Pat got married in a romantic civil/religious ceremony in the backyard of the Pendens Residence. Liz promised before all of the wedding guests "to take care of Pat ... always" in exchange for the "sacrifices" that Pat had made.Even so, Liz continued to hold title to Pendens Residence property in her own name (i.e., not as a co-owner with Pat), but she paid bills (e.g., mortgage loan payments, property taxes, utilities, maintenance costs) out of her income as a property records clerk/loan processor.

Despite Liz's good intentions, Pat grew tired of their life together. Liz's life in real estate had become "boring, dull, and predictable" to Pat, who had given up a moderately successful acting and soaring dancing career to support Liz in her more "down-to-earth" ventures.Liz became livid when Pat told her "it was time" for Pat to

"get out from under" the Liz Pendens that was "just hanging around for years"; Liz angrily locked Pat out of "her home" ("I bought it! I paid for it! It's in my name!")Later, after Liz had calmed down a bit, she let Pat back into the home so that Pat could remove personal items, such as clothing, toiletries, and mementos.

QUESTION:

If Liz had wanted to limit Pat's claims to Liz's property and income in a divorce, how should Liz have clarified "who gets what" legally?

(a) Identify the most proper legal term for what Liz should have negotiated and obtained before the marriage to clarify the division of property and income in the event of divorce; and (b) specify what Liz needed to do and what Liz needed to avoid so that the product of the couple's negotiations was binding in a later divorce.

no document is needed. can gather information from google.
