Windsor Park Mall enters into a 20 year lease with Snug-as-a-Bug Rug Sales & Rentals, purveyors of the finest in men's toupees and hairpieces.

After 12 months into the lease term, however, Snug-as-a-Bugvacates its store in the mall andbreaks its lease

Under Texas contract law, Windsor Park Mallmust:

1.file notice with the Texas Secretary of State website.

2.try to mitigate its damages byusing reasonable means to find a new tenant.

3.sell the premises in order to recover any damages.

4.avoid leasing the premises to a new tenant for a period of at least 12 months in order to recover damages fromSnug-as-a-Bug.
