Over the past two years your company HG (Humber Graduate) Homes Inc. has won a few small contracts from various municipalities in eastern Canada to build one or two small homes, but these contracts have been small, and far between. The large regional homebuilders win most of the new business. Your company will be competing to win a contract for the design and construction of a 40-home development near Humber College. The contract will cover 40-small, 'turn-key' (i.e., ready to move in), standalone homes that will be part of the municipal plan to develop affordable housing on a large, vacant land site near Humber's North campus. The scope would include designing and building 40 small standalone homes. Your initial, very rough, 'back-of-the-envelope' revenue estimate is that this could be worth up to $18M to your company. This would be the largest opportunity your company has ever pursued. Winning this business would significantly enhance your company's brand and presence. However, based on your initial understanding of the requirements, you quickly realize that pursuing this opportunity will significantly challenge your company in many areas. Among other things, - It will require detailed analysis to determine the best way to scale your processes, procurement and resource requirements. - It will also require additional analysis to understand the costs involved. (A clear understanding of costs will be required in order to develop appropriate pricing that will enable you to win the contract. Your team is responsible for cost, NOT pricing) You have decided to develop a Work Breakdown Structure (WBS), to capture all the work required, and your view of the project schedule and cost. IN SCOPE 40 small standalone 2 storey houses (each, 1,200 sq. ft.) 4 different exterior designs o 20 homes are to be 2-bedroom models o 20 homes are to be 3-bedroom models Poured concrete foundations Shingled roof Brick exterior Aluminum trim, soffits, fascia & eaves troughs Interior walls finished & painted Flooring & trim Ceilings Energy efficient windows & doors Stairs 2 full bathrooms High efficiency furnace and air conditioner Single front drive garage Asphalt driveway surfacing Sodding, front & back 2 small shrubs per house 10' X 10' flagstone patio Unfinished basement Plumbing (Kitchen, Bathrooms, other) Electrical service (200A) o Room & exterior lighting, room outlets o Appliance outlets Communications wiring OUT OF SCOPE Land: (40 building lots, each 30' X 100', with municipal electrical, water and sewer connections will be provided) No appliances or furniture required No fencing required YOUR MISSION: You know that your company requires a clear understanding of all work required to build & deliver the houses, including estimated duration and cost.
