5. As a Technical Assistant in an architect firm of Idris Fikir & Associates (P/I 77), you have been instructed by Ar. Idris to help the contract team to evaluate an application of Extension of Time (E.O.T.) by Carimakan Contractor Sdn. Bhd. Overview of the project; The site possession of Rumahku Syurgaku Condominium project was granted to the contractor on 1st November 2017 and the project has been scheduled for a period of 24 months. At present, it has been delayed for more than 3 months. The client, Sukasuka Developer Bhd. has insisted that the contractor shall be imposed with full Liquidated Ascertained Damage (L.A.D.) due to the delay. The contractor has admitted during a recent progress meeting that the project may be further delay for additional few months and has submitted the following reasons in their E.O.T application; i. 90 days E.O.T. due to monsoon season in December 2017, December 2018 & December 2019; ii. 30 days E.O.T. due to two weeks flood as a result of extra ordinary heavy rainfall in January 2018; iii. 20 days E.O.T. due to stop work order by Majlis Perbandaran Sepang as recommended by the Department of Occupational Safety in July 2018; iv. 20 days E.O.T. due to instruction by the client to construct grand staircases design to replace a half constructed staircases at the main entrance; v. 20 days E.O.T. due to the replenishment of new workers as a result of raid operation by the Ministry of Home Affairs on illegal workers; vi. 60 days E.O.T. due to project cash flow problem as a result of late progress payment by the client in April and May 2018; vii. 30 days E.O.T. due to riot by unhappy workers as a result of continuous late pay check by the contractor; viii. 30 days E.O.T. due to change of government policy to temporarily suspend import of steel bars from China in September 2019; Your tasks are as follows; a) Using appropriate tabulation, analyse all contractor's claim on the entitlements of the E.O.T for all the given reason; (16 marks) (CLO3:PLO6: C4) b) Propose the numbers of days that may be granted as E.O.T for the contractor by elaborating all your consideration for Ar.
