A new client has come to the office with a set of plans for a 3,000 sq. ft. house (on two levels including the 8' basement foundation) in your community. They already have their lot which has a small one-story teardown on it. The lot has easy access from the front only. Our interim price for the construction of the house has been accepted (before the building permit). We are going to perform the demolition and cleanup on the property on a cost-plus basis. 

The following items provide details about the property.

  • Lot size is 60' by 120' serviced by city water and sewer.
  • There are several large cedar and fir trees on the property; some may be in the way of the new construction
  • The design used an existing survey that is 45 years old
  • There may be an old septic tank and possibly a heating oil tank on the lot based on the old survey
  • The property to the back of this property has an old garage on it that encroaches onto your client's property by 5 feet
  • Plans have not been submitted for a building permit

STEP TWO

Supply an itemized schedule (Tasks) for the building of the entire house from the ground up (turn-key) with approximate timing for each (Duration).  Be sure to include all the major parties that will be involved.  If you already use a scheduling system you can supply a formal schedule from your program. (MS Project or Excel spreadsheet etc.) Don't worry about weekends or holidays - for ease, create a continuous timeline.
