b. Assuming that it is Jinkee who is entitled to buy said house and lot. Is she entitled to the rentals collected by Manny before she passed the 2018 board exams? Why or why not?

2.Corona, your friend and neighbor, was stranded in Sta. Rosa City due to the Enhanced Community Quarantine (ECQ) imposed by the government because of the COVID - 19 pandemic. She called you and asked you to shoulder the electric and water bills of her house until she gets back after the ECQ. You agreed to the said arrangement and you paid P 15,000 representing her total bills f or three (3) months. When Corona returned, she denied the existence of the agreement since according to her the same is not in writing. Hence, she refused to reimburse you on the payments you made. Can you still collect the amount you paid in Corona's behalf? Why or why not? Cite the applicable article to support your answer.

3. During the period of the Enhanced Community Quarantine (ECQ), Kim had no work. To have income, she made a small exotic vegetable garden at her backyard. One day, she noticed that Coco's (her neighbor) dogs destroying almost all that she planted. Is it possible for Kim to recover what she has lost from Coco?
