Assuming the following information:

  • At the end of month 1 of construction, an approved change order increased the cost of construction of that month by half of 1 percent
  • At the beginning of month 2, extra heavy rain partly flooded the facility which meant that water pumps needed to be brought to site to drain out the excess water, at a cost of 5,000. This event delayed construction activities for a week.
  • At end of month 2, a price escalation of $20,000 was incurred to mitigate a bug problem found on the soil to be used to grow the product, due to the heavy rains mentioned earlier, further delaying the project by another week
  • At the end of month 3, the project is behind 8% overall. Total work done is estimated to be 22% instead of 30% from the original plan.
  • During month 4, extra help was hired to try to bring the project in line with the original schedule. This resulted in additional costs of $25,000 for extra workers and overtime pay. The contractor was able to make up 50% of the amount of time the project was behind.
  • During month 5, the contractor lost a few workers due to the start of school activities for many of them. The contractor could not complete about 20% of the scheduled work for the month.
  • During month 7, legal issues with the farmer due to a dispute about who would pay for water access infrastructure updates resulted in $15,000 in legal fees and an additional $10,000 to redirect and upgrade underground water pipes to provide water for the greenhouse. 20% of the scheduled amount of work for the month could not be completed due to this dispute.
  • During month 8, an industrial water softener had to be purchased and installed on the facility to replace the old one, at a cost of $15,000. This was an approved change order which caused the project to be delayed by an additional 10% of planned schedule for the month.
  • Months #9 & 10 went as planned

Provide the following in table format for each and every month of construction, starting on month 0 (April):

  1. How long is the project behind schedule, as a percentage of the total amount of work
  2. BAC
  3. BCWS
  4. BCWP
  5. ACWP
  6. SV
  7. CV
  8. DCWP
  9. Expenditure Variance
  10. SPI
  11. EAC (use the same formula provided on the lab)
