Ken was the legal owner of Pink Cottage, title to which had already been registered by the previous owner. He paid for the cottage with his own savings and with a contribution from his parents Ruth and Allan. An express trust was drawn up confirming that his parents had an equitable interest in one-half of the property. Ken rented one of the rooms in the cottage on August 14, 2023, to Gloria, but the lease was not to commence for one month.
