Lillian is the registered proprietor of the freehold of the Dower House.
The Dower House comprises a large house set in substantial grounds
and a small cottage, Primrose Cottage. Since Lillian's father, Jack, died
Primrose Cottage has been unoccupied. Lillian lives in the Dower
House, but she sometimes uses the garden of Primrose Cottage as a
shortcut to get to the local train station.
In 2012, Lillian granted Rex a lease to live in Primrose Cottage for six
years. A year later she gave him permission to park his lorry on the
driveway behind the Dower House, as it was easier than parking it on
the busy main road. She also allowed Rex to use the tennis courts
belonging to the Dower House whenever he wished.
In 2018 Lillian renewed Rex's lease for a further six years.
After a disagreement two weeks ago Lillian told Rex that he must stop
parking his lorry on the driveway belonging to the Dower House, and
refrain from using the tennis court. Rex has refused and told Lillian that
she must no longer use the garden of Primrose Cottage as a shortcut.
Advise Lillian.
