Martha was a successful painter and had acquired a substantial amount of real estate, which included an apartment in Yaletown and a winery in Kelowna. Martha had travelled to Switzerland in February 2020 and while skiing, she was killed in an avalanche. Martha did not have a will. 

She never had married, did not have any siblings and did not have any living relatives anywhere in the world. She volunteered for the Red Cross. The executive director of the Red Cross feels that the Red Cross should receive Martha's estate as she always wanted to help those in need. What happens to Zelda's properties? Can they go to the Red Cross? Why or why not?
