Mr Bursatto (Mr. B) was an elderly man of 82 years old. He was an emotional person, easily angry and excited, and he couldn't read or write. Mr. B depended on others a lot to take care of him; he especially depended on his wife, Wanda Wong.

After Wanda Wong's death, Mr. B was very lonely. Luckily, he met a new friend named Melinda. Melinda cooked Mr. B's meals and gave him advice about how to rent out the empty rooms in his house for extra income. Melinda was well educated and intelligent in business. Over time, Mr. B relied on Melinda more and more for advice.

Melinda convinced Mr. B that to thank Melinda for all her help, support and advice up until now, Mr. B should transfer his house ownership to Melinda. Melinda took Mr. B to Melinda's personal lawyer, who wrote up a contract with the details of the agreement.

A few days after Melinda and Mr. B signed the contract in Melinda's lawyer's office, Mr B unfortunately died of a heart attack. Mr. B's son, Malcolm, expected to inherit the house from his father, but then Melinda showed Malcolm the agreement that stated that, to thank Melinda for all her help up to that point in time, Malcolm's father Mr. B had agreed to transfer the house into Melinda's name. Malcolm wants to stop Melinda from being able to transfer the house into her name.

Is there a way that Malcolm can stop the house transfer to Melinda? Describe two separate ways that Malcolm may be able to use the law of contract to prevent Melinda from enforcing her agreement with Mr. B. Be sure to use the IRAC analysis in answering this question.
