Case Study #1 - The Rosewood Resort Introduction The Sinclair family has owned The Rosewood Resort north of the Greater Toronto area since it was first opened in 1965 and it has always been family run. The resort property hosts residential guests over the summer and winter months in a hotel and 20 self-sufficient cabins located across the property, half of the cabins with waterfront views and the other in the secluded woods of the resort. Overnight, weekend and short-term guests are welcome and stay in the hotel section with a full dining room and lounge area. Other amenities at the resort include hiking trails, a waterfront for swimming and boating and some large open spaces for games and activities. Currently the two children of Mr. Sinclair have taken over the operations of the resort, but Mr. Sinclair still sticks his nose into the business, especially with respect to all the long-term residential guests as he has known their families for many years. Current Situation Sarah, Mr. Sinclair's daughter, looks after the hotel side of the business and Joshua, the eldest of the two, manages the residential cabins and supervises the upkeep of the overall property. On a number of occasions, the Westmount Resort Group has offered to buy The Rosewood Resort from Mr. Sinclair and renovate it in order to make it one of their feature properties in Southern Ontario because of its location and waterfront. Sarah is very proactive with the Hotel side of the business and is always getting the opinions from her staff and the guests on how they could improve the facility, and experience for the guests. She gets input on different themes and features to add to the menus, keeping in mind the farm to table approach supporting the vast amount of locally grown food available in the region. Her staff enjoy working for her and have been very loyal to her and the resort for many years and appreciate her open-door approach. Joshua is aggressive in nature and has a lot of ideas of his own about the entire resort and on occasion has tried to manipulate the situation in his favour to get his father's praise and show up his sister. Hewants to take over the management of the resort in the future. Unfortunately for Joshua, Mr. Sinclair feels he is still in full control and is making the final decisions on the majority of issues even though he says he has stepped back in his role. Joshua's direct staff are relatively new to the resort, and he has had to hire a lot of new staff on a regular basis to fill all the maintenance and property crew positions to work around the resort year after year. At the beginning of each season, he meets with his team, outlines their roles and responsibilities, shows them all the tasks that need to be completed and then steps back assuming everything will get done as he had described. The Takeover After the summer season, which is the busiest during the year, Mr. Sinclair calls a meeting with his two children and as much as he says he has stepped back, he informs them that he has taken a purchase offer from the Westmount Resort group and has sold The Rosewood. The two children are caught totally off guard and are extremely upset, demanding that their father stops the sale. Mr. Sinclair stands up and states that this is his resort and has been for many years and he is always the final decision maker. After a long and heated argument, Mr. Sinclair remains firm and states it is a done deal. He concludes the discussion by saying that the Westwood Resort group intends to keep one of the senior management team (Sarah or Joshua) and is looking to keep several of the current staff. He asks each of his children to outline a proposal for which of the two of them deserves to stay and manage the resort for the Westwood group as well as who from their staff should stay.
