One of your company's clients (a developer) is considering buying the site on Grigg Road. The developer has approached your construction company for advice on the viability of the project from a construction perspective.

The site has a current development approval issued by the local planning authority. The approval is based on the commercial development as it is shown on the plans in the Resource Booklet.

There are no building approval plans and therefore there are no fully detailed hydraulic or fire engineering plans. In order to help determine the viability of this project the developer has asked you to compile a report assessing this building against the relevant performance requirements of the BCA 2019 including;

  • Section C fire safety,
  • section D access and egress, and
  • Section E services and equipment

Report Part 1 - provide a response and explanation for the following

  1. Determine the BCA classification for each part of each storey.
  2. Determine the Rise in Storeys of the building
  3. Determine the Type of Fire Resisting Construction (A, B, or C)
  4. Determine the Fire Resistance Level (FRL) required at each level for each of the external and internal walls; the columns, the floors and the roof.
  5. Assess the building regarding the need for Fire Compartmentation and detail how the fire compartments will be achieved if required

Measure the floor area of the larger areas and determine if these will need to be compartmentalised in accordance with the building classification and fire resisting type you have determined. This may be shown in a spread sheet or marked up on the plans

  1. Determine if the stairs are required to be fire isolated.
