Paul bought a bungalow in London in July 2021. In November 2021, he granted Matt a lease for 10 years. Matt covenanted in the lease to pay the rent quarterly, to use the bungalow for residential purposes only and to keep the bungalow in a good state of repair. Paul reserved a right of re-entry for breach of any of the tenant's covenants. On October 5 2022, Paul sold the reversion to Nora. Shortly afterwards, Matt decided to seek a job overseas, so he assigned the lease with the landlord's permission to Sabine. Sabine dislikes the bungalow and has not paid any rent.
