You are required to model the Propertium System using UML diagrams.

  1. Document all the requirements with Use Case diagram. Supplement them with Use Case Descriptions.
  2. Draw the activity diagrams for each use case.
  3. Draw the Class Diagram for the entire application.
  4. For each use case draw the communication or sequence diagram

1 Organize and manage listings. Owners can register and put up property listings. They can input details of the units with location map, unit photos and videos. In addition, the surrounding area amenities can be described such as the availability of restaurants, supermarkets, schools, parks, hospitals, and so on.
2 Screening of prospective tenants. Prospective tenants who want to rent any unit need to apply online giving their personal details including their credit status, criminal records, current employment and recommendations from previous rental. The owners can view through the list of applicants and approve or reject them. Those applicants who are approved can now proceed to view the unit (called showing)
3 Prospective tenants can instantly schedule showing appointments online, from email, or by receiving a text to their phones. Calendar for both owner and prospect are synced. Showings will be scheduled only during the times that both are available
4 There are some units with live cam so that the prospective tenant can view the unit through the live feed. So prospective tenant may opt to view through live cam before scheduling an actual visit. Of course the live cam will be removed after it is rented out
5 After the showings the interested prospect will pay a deposit to secure the rental. This is all tracked online. The payment will have to be paid online via bank transfer, credit card or PayPal. Once the payment is made the property will be automatically taken of the listing
6 Lease agreements are all digital and online. The property leasing agreement and other legal documents can be signed digitally and uploaded to cloud storage. At any time, the documents can be viewed. If the prospect failed to sign and upload the document within a specified time, the deposit will be forfeited and the property will be re-listed.
7 All the units have digital keys. The doors can be opened via the mobile app when the password is keyed in. This password would be sent to the tenant once the deposit and first month rental is paid; and agreement signed.
8 Each unit in the rental process will be tracked digitally. The current status of the process of the rental procedure can be easily viewed for example when the unit is listed, viewed, lease signed, moving in and rented
9 Every month the rental will be automatically deducted from the tenants credit card or bank. If there are insufficient funds, or payment is not made, a warning letter (email and text message) will be sent immediately after the due date. If after 7 days, the tenant has not responded, the local law enforcement will be informed via email
10 When the rental period has ended, the owner will schedule an appointment for inspection of the unit, and will take note of repairs necessary. The tenants deposit will be refunded after that.
