A landlord is not authorized to collect a security deposit that exceeds the amount of 2 months' rent in a single dwelling. If a landlord charges more than 2 months' rent for the security deposit, the tenant can collect up to 3 times the amount charged, in addition to reasonable attorney fees. Action against the landlord can be brought up anytime throughout occupancy, or within 2 years once the tenant's lease is terminated. Md. Code Ann., Real Prop. 8-203(b)
