The loan policy typist is overloaded with work and receives an extensive set of title notes from a title examiner. As is standard procedure, the policy must be typed so that it can be sent to the various stakeholders of the transaction (title insurance company, lender, etc.) by the end of the day. While the paralegal is reviewing the title examiner's notes, he notices that about eight utility easements are affecting the property. The paralegal decides that to transcribe the notes into the policy by the end of the day, he will include only four of the eight easements from the title examination report.

Step 2: Get guidance. Locate and read ethical canons for guidance on the action(s) you should take as the paralegal in this fact pattern. Use the Internet to search for the model code of ethics for title and real estate settlement services. Step 3: Post a response to the following to the discussion board. Respond to the questions below and, if appropriate, include personal experience as part of your answer.

• Is this a correct decision?
• What type of harm, if any, could the typist be causing by ignoring the easements?
• What ethical concerns arise in this situation?
• What do you think the typist should do?
• Run a Google search and see if you can find a code of ethics for title and real estate settlement services. Copy/paste a link to the source if you found one and provide guidance from the ethical canons?
• Do you think that there are differences or similarities between paralegal ethics vs. title and real estate services ethics? Explain your findings.

Step 4: Read and respond to other students' posts. Read other students' posts and respond to at least two of them. Use your personal experience, if it's relevant, to support or debate other students' posts. If differences of opinion occur, debate the issues professionally and provide examples to support opinions.
