5. a) You have been approached by a local Church whose property is required for the construction of a new motorway. The Compulsory Purchase Order has been confirmed. The Church is a modern building with a 20 space car park, ancillary offices, a creche and a small caf all located in the main building which comprises 455 square metres (GIA). There are a number of outbuildings which include a potting shed, greenhouse and tranquil garden. The greenhouse and potting shed are let to the Community Horticultural Society by way of a 10 year lease granted on the 1st September 2017 at a rent of 200.00 per annum. Advise on how the compulsory claim would be constructed including the framework for the claim including references to relevant legislation, case law and regulations. (15 marks)
