This assignment consists of the drafting that you will do for each of the six clients of Tenant Law Legal Group with which you will be working.

For each client, identify the client by number and type the relevant lease provision or provisions (including the number for that provision) into a single Microsoft Word document for the entire assignment. Note that part of the assignment includes identifying the correct provision or provisions in which to make the needed changes.

For example, if you needed to make changes to the Large Appliances provision of the lease for the first client, this is what you would type into the Microsoft Word document, before making any changes (identifying the client by number and including the entire, unedited provision with its number).

CLIENT #1

26. LARGE APPLIANCES: Resident shall not move or remove any large appliances provided by Owner/Agent without prior written consent of the Owner/Agent. Resident shall not install or operate any additional refrigerators, freezers, washing machines, clothes dryers, portable dishwashers, air conditioners or other large appliances not provided by the owner, without prior written consent of the Owner/Agent.

To show differences in language, existing language that is being removed must be indicated with a strikethrough, new language that is being added must be underlined.

If you determine the changes that need to be made to the second sentence require the removal of the reference to "or other large appliances" and need an "or" to be added before "air conditioners" to make the list grammatically correct, this is how you would represent the above text with those changes:

CLIENT #1

A, a disabled veteran, wants to lease an apartment from Landlord. In order to live independently, A needs to make certain improvements to the unit, including the installation of handrails at certain locations, as well as handholds and shower alterations in the bathroom. A wants to make certain that he will be able to make the necessary improvements to the unit, at his cost. What modifications to the standard lease form would you recommend in order to address A's concerns regarding the proposed improvements?

CLIENT #2

B wants to lease an apartment from Landlord. Landlord has indicated to B that during the period of the lease, Landlord has hired contractors that will be making improvements to the heating and cooling system and the plumbing in B's unit. B is a financial planner who works from home, and is worried that contractors entering and leaving the apartment during normal business hours could interfere with her live video sessions advising her clients. What modifications to the standard lease form would you recommend in order to proactively address B's concerns regarding the contractors and her business?

CLIENT #3

C, a concert pianist, wants to lease an apartment from Landlord. Because practice time is critical to C's livelihood, C wants to keep her practice piano in the unit. What modifications to the standard lease form would you recommend to facilitate C keeping her practice piano in her apartment?

CLIENT #4

D makes his living as a top sales representative for Coddled Cook, a company whose business model is built around its representatives hosting social events in their homes - something D does at least 4 nights a week. D wants to lease an apartment from Landlord. D is afraid that other tenants in the building might not appreciate the high number of social events and the corresponding traffic in the building, and wants to make certain that he can't be evicted for hosting Coddled Cook events. What modifications to the standard lease form would you recommend in order to address D's concerns regarding the hosting Coddled Cook events?

CLIENT #5

E travels a lot for business, and has created significant additional income for herself by leasing her current apartment for short-term rentals using various online services. E wants to lease an apartment from Landlord, but does not want to lose the ability to make money through short-term rentals. What modifications to the standard lease form would you recommend in order to address E's concerns regarding her ability to lease her apartment as a short-term rental?

CLIENT #6

F wants to rent an apartment from Landlord. Having been subjected to carbon monoxide poisoning due to a poorly-vented furnace at a previous apartment, F wants to make certain that Landlord equips his unit with a carbon monoxide detector, and that Landlord regularly tests and maintains it. What modifications to the standard lease form would you recommend in order to address F's concerns regarding the carbon monoxide detector?
