FACTS: Adam owns a Mobile Home. In 2017, he has a dispute with the mobile home park over lot fees. They tentatively agree that the mobile home park with take possession of the home in exchange for forgiving any arrearage due. Nothing is reduced to writing. Adam then talks to Bob and says if you take care of the arrearage and anything else, he can have the mobile home. Bob pays back taxes and the arrearage (about $200.00). Although he expects to receive title from the mobile home park, Bob receives a copy of the title from Adam, Adam has signed the title as seller, but never completes any other part of the form. Six months later, Adam receives complaints from the mobile home part about disturbances at his mobile home. Apparently Bob never recorded the title with the clerk, nor executed a lease with the mobile home park. Adam attempts to contact Bob, but Bob refuses Adam's calls. Adam then sells the home (in 2018) to Charlie for $3,000.00 and Charlie's promise to pay off an additional $3,000.00 of delinquencies that remained on the home. Charlie records the title and secures a lot lease from the mobile home park. Bob pays some of the lot rental fees; Charlie pays some of the lot rental fees. Bob makes improvement on the mobile home of less than $1,000.00 and has resided in the home since 2017. Charlie offers Bob $3,000.00 to leave; Bob refuses. Nothing is in writing. Now Bob is suing Charlie to "get rid of him." Charlie countersues Bob for remaining in the mobile home. Charlie refuses to bring Adam into the dispute
